What To Do When You Are Planning On Selling Your Home

If you have made the decision to move and are now planning on selling your home, there are a few things that you need to be aware of.  Selling your home is much more than just having an open house and letting people in.  You will need to do some preparation before that open house can happen.

Every buyer has specific things that they are looking for in a house.  Many of them will want a spectacular kitchen, lots of space and quite a bit of storage.  These are some of the things that you will need to work on before you let people in to look around.  Remember that the first impression is really the only chance you will get with anyone that looks at your house.

One of the first things you should do is to clear out any personal items and photos from the entire house.  You will want people to picture themselves living in the house and it will be hard to do with other people’s pictures around.  After that you will need to remove any clutter from the house.  For example, even if your family needs the two couches in the living room, don’t show that to the buyers.  Take one of them out and you will see how much bigger the space looks.  Make sure everything has a place to go in every room of the house.  You don’t want any toys or piles of paper lying around.  This will alert potential buyers to a storage issue.  You might even want to pack up some of your things, so that it looks like there is more room in the closets.

Another area that you will want to pay close attention to is the kitchen.  Kitchens are usually what will sell a house.  Buyers are looking for kitchens that are roomy and open to the rest of the house.  While you might not be able to open your kitchen up to the rest of the house, you can make sure that everything isn’t on top of the counters.  If your counters are cleared off, then they buyer will think that there is plenty of storage in the kitchen.

Before the open house, you will want to make sure that as much light as possible is coming through the windows and that the house has been cleaned.  As difficult as it will be, the house will need to stay like this until it is sold.  It may be stressful to try and keep up with the continuous pickup, but the stress will be worse if a potential buyer decides to come and take a look and the house is not ready to be shown.

If you follow these tips, have a good agent and your house is priced right, then selling your home should be fairly easy.
